Cost-efficiency, collaboration, and strategic programming combine to deliver a vibrant community where residents can truly 'age well'.
Uniting AgeWell’s Preston community offers a blend of residential care options to support each resident’s unique ageing journey. Higgins constructed the new RACF which contains 104 single rooms arranged across a three-storeys. With a focus on dementia and palliative care services, we fitted each room with a nurse call system and patient monitoring technology.
Communal amenities include lounge rooms, multipurpose rooms, a cafe with alfresco dining and a mini-mart. An inclusive design restores the opportunity for independent choices. For example, dementia patients, who often lose crucial community ties, can experience supermarket socialising within the mini-mart.
The single-level basement carries back-of-house facilities, staff amenities, and parking - 14 bicycle spaces and 32 car spaces.
Our program began with demolition of the existing two-storey building and significant asbestos removal, followed by extensive earthworks, including basement retention and shotcrete application to basement walls. In building the new structure, we primarily utilised post-tensioned slabs from the ground level to the rooftop plant platform.
Cost efficiency
& collaboration
Although a Construct Only contract, we provided substantial design input to align the project with our client’s budget. By steering numerous value management workshops with the consultant team we achieved $1 million of cost savings.
Strategic programming
We combatted asbestos and wet weather delays with timesaving strategies, driving the project to an early completion - one month ahead of schedule. Our efficient coordination of concrete and plastering works, vastly accelerated the subcontractor program.
