Overview
Empowering 169 residents to 'age well': Skilful construction of a multi-storey seniors' community on a compact inner-city site.
Manningtree Hawthorn by Uniting AgeWell integrates low-care retirement living with a high-care aged care facility on one site. By maintaining a low-scale density within a leafy setting, the community offers a home-like experience.
Each facility is visually distinct, with its own access, street presence and basement carpark. Thoughtful design helps facilitate the transition from low to high-care for residents, supporting their changing needs.
Residential Aged
Care Facility
120 high-care beds complemented by vibrant communal areas.
The 120-bed facility caters to diverse care needs and offers rooms of varying sizes. We fitted each room with a nurse call system and a patient monitoring system.
Communal amenities include a multi-purpose chapel/cinema, salon, balconies and landscaped courtyards. For memory care residents, the spacious lounges and dining areas are strategically positioned to aid in orientation.
The basement carries back-of-house facilities, staff amenities, an ambulance bay and visitor car parking (45 total spaces).
Retirement Living Precinct
49 independent living apartments spanning two elegant towers.
The 49 well-appointed, contemporary apartments are a mix of two and three bedrooms. All apartments feature bespoke timber veneer cabinetry, a generous balcony or terrace, accessibility features, for example, no-step showers, and an emergency call system.
Residents can enjoy a range of communal amenities including a library, cinema, billiards room, gardens, two outdoor BBQ areas, and an on-site café and bar.
The basement carries a wine cellar, storage facilities and a car wash. Each apartment has an allocated secure parking space (70 total spaces) with provisions for EV charging points.
Process
Precision from demolition to delivery: Constructing dual facilities with complex engineering, tight site access, and distinct architectural identities.
Our scope began with demolishing the existing structures, followed by extensive earthworks and basement retention. Construction started with the retirement living building’s basement, progressing in tandem with the aged care facility. Both used soldier pile retention with shotcrete basement walls.
The narrow site presented significant challenges and required an intricate temporary engineering and propping for crane and pump operations.
We erected the buildings around precast cores, using mobile cranes and three materials hoists for heavy lifting. This process was complex and required collaboration with our design team for temporary engineering solutions, including temporary propping in the basement and precise surveying for optimal crane placement, ensuring the ground floor slab's integrity.
We adopted a strategic approach to the aged care building, which overcame issues with access. By executing the post-tensioned concrete work in staged pours, we created temporary access for cranes and concrete pumps.
A post-tensioned concrete structure supports the light steel truss roof and load-bearing walls.
Once we’d completed the primary structure, we advanced the interior fit-outs floor by floor. Boasting separate identities, the retirement building features a brick facade while the aged care building has a textured paint exterior. Our landscaping scope included retaining walls, pavements, softscaping, and outdoor furnishing.
